As Realtors We are often involved in the interactions that precede an actual listing, providing advice to prospective sellers, furnishing information on the current market, recent sales, properties under deposit, etc. Therefore, We often know ahead of the formal listing what is in the listing pipeline and is likely to come on the market.

The process of listing a home typically moves through multiple stages that culminate in a listing:
1. An event or milestone causes the homeowner to consider selling their house.
2. Owner collects information on alternatives, home values, Realtors
3. Pre-conditions are met (for example a job relocation under discussion is confirmed)
4. Owner engages in decisioning process on go/no-go, with what Realtor/Agency, for how much, when
5. Property is prepared to be in good showing condition
6. Listing agreement signed which results in inclusion in Multiple Listing Services
By providing us with the basic criteria of the home you are looking for I can work with you and provide you information on properties in the pipeline that are not yet listed. This will allow you to be prepared and act more quickly when the property actually does get listed. Any information you provide me at this stage will not be shared.
As I become aware of additional properties yet to be listed I can also match those to your requirements and if they are closely matched, give you an alert that will enable you to do some preliminary followup.
