Whether to buy an existing house or build a brand new one is not and easy decision. Each has its pros and cons.
For example, you can usually purchase an existing house, move into it and make it your home in just a few months. When building a new house the process generally takes quite a bit longer. On the other hand, when you buy an existing house your options to customize it to your needs and tastes are more limited than with a new house. Then again, when buying an existing house it is often easier to visualize what you are getting and what it needs. With a new house you have many more degrees of freedom. That freedom can be absolutely terrific but it also means you will have to make many more decisions which might be terrifying.
The earlier in the construction cycle you establish a relationship with a builder, the more options you have to influence the design of the house. Factors such as the layout of the lot and its size will also influence the design options, as will the style and characteristics of the surrounding homes.
When you enter into a contract with a builder before any construction has taken place you have many many options that you can discuss and agree on. If you are opting for a new house that is already partially built (often referred to as a spec home), your options are less numerous but still considerably more than with a completely finished home.
If new construction is an option you are interested in, I know and have worked with multiple local builders. Options will vary depending on town, desired style of home, price range, amenities, etc.
